IM Land, the strategic land arm of IM Properties, on behalf of landowners, is working to bring forward a masterplan proposal to create a new vibrant, sustainable and welcoming community, including important and necessary homes and infrastructure, which will bring benefits for all.
Curborough Brooks will be a place where people can lead modern, healthy and active lifestyles within easy reach of the schools, shops and services that make up a vital part of this community. We aim to create a community that has connectivity, sustainability and placemaking at its heart. New homes and community facilities will be interwoven with active travel routes, landscape corridors and quality open space.
Over the past six years, through extensive design and technical work, ongoing stakeholder engagement and community consultation, we have been developing masterplan proposals for Curborough Brooks. During this time, our masterplan, which is closely influenced by our Sustainable Futures approach, has evolved to consider People, Place and Planet through careful design.
We are now progressing with proposals for a smaller parcel of land to start bringing benefits to life and deliver necessary infrastructure in a timely manner.
The foundations and principles of the masterplan remain the same and we remain committed to delivering for Lichfield.
- People - Creating a new community with space to live, work, learn, socialise and be active, encouraging a low carbon lifestyle with a focus on activity, wellbeing and connectivity
- Place - Creating a development that not only has its own character and identity but responds to the local area. Drawing on inspiration from Lichfield and further afield, to create a place that is specific to its setting and contributes to the local area with new spaces, destinations and amenities
- Planet - Creating a sustainable development that is committed to encouraging active travel, renewable energy generation, Biodiversity Net Gain and resource efficiency, reducing its impact upon the environment throughout its lifetime

The revised masterplan and supporting Design Code have been designed to ensure they respond to and integrate positively with any future development that comes forward within Curborough Brooks, land at North Lichfield and surrounding areas.
We will be submitting an Outline Planning Application for the revised masterplan alongside a Planning Application for floodplain improvement works to Lichfield District Council in early 2025. We will continue to promote land at North Lichfield for development through Lichfield District Council’s ongoing Local Plan process.
